Buy or rent? // ¿Alquilar o comprar?

My friend H asked me, “Do you think you will ever buy a small property in Spain or continue to rent? Is it possible to buy a small apartment?”

I currently live in an apartment and I like it. Because of the strong renter protections here, my landlady can only increase my rent a few percentage points each year, aligned with the cost of living, plus I'm allowed to renew every year for a total of five years. In addition, I like my neighborhood, which has more parks and less traffic than a lot of locations downtown. And probably the biggest reason for not moving is that it's just really difficult to rent new apartments here, as my experience two years ago showed. That's the reason why I don't have any current plans to move.

If I wanted to keep living in the city, it would be possible to buy an apartment, and if I wanted to live in the countryside, I could probably buy a small house. However, I'd need to pay in cash, rather than with a mortgage. As I understand it, it's really hard for people without proven salaries to get a mortgage, even if you can show the funds. Furthermore, they will mostly only give you a mortgage if you can pay it off by age 70, and I'm already almost 50. On the other hand, I really miss my garden and I'd love to have a new one someday. So we'll have to see where life takes me.

En la actualidad, vivo en un piso y estoy contenta. Con las medidas de protecciones para los inquilinos, mi dueña puede aumentar el alquiler un pequeño porcentaje cada año, proporcional al aumento del coste de vida, y puedo renovar cada año hasta un periodo de cinco años en total. Me gusta mi barrio, que tiene más parques y menos tráfico que otros barrios más cerca del centro. Sobre todo, es extremadamente difícil alquilar nuevos pisos, como mi experiencia en 2023 evidenció. En consecuencia, actualmente no tengo en mente mudarme.

Si quisiera quedarme viviendo en la ciudad, sería posible comprar un piso. Si quisiera vivir en el campo, quizás pueda comprar una casita. No obstante, podría pagar al contado en vez de pagar con hipoteca. Como entiendo, es difícil para personas sin sueldos obtener una hipoteca, y además pagar toda la hipoteca antes de que tengas 70 años es un requisito, y ya tengo casi 50 años. Por otro lado, echo de menos mi huerto y jardín muchísimo, y me gustaría tener estos espacios de nuevo. Así, vamos a ver cómo se desarrolla todo con los años.

Here in GNV we have several community gardens run solely by volunteers and some CSA gardens that seem to like volunteers. Hope you can run into something like that or someone like me who would gladly let you garden their backyard

Sue, that´s a good idea. Community gardens are rare here, but not unheard of. I don´t think I´ve ever met a person with a backyard (it´s like NYC, where everyone lives in an apartment), but anything is possible!
